In Illinois, sellers usually pick the offer that feels the most certain, not the one with the biggest number at the top of page one. I’ve seen a higher price lose because the rest of the offer read like a question mark.
Think about it from the seller’s side. If they accept your offer and it falls apart, they lose time, momentum, and sometimes value because buyers start wondering what’s “wrong” with the property. So they look at risk.
A few common “risk signals” I see: a vague inspection contingency that sounds like a reopen-everything situation, a financing pre-approval that’s thin or from a lender the listing agent can’t get on the phone, missing/unclear proof of funds, or a closing date that doesn’t match the seller’s plans.
The good news is this is fixable without automatically throwing more money at the price. The goal is to make your offer feel calm and predictable.
