January sales in the city just hit the lowest number since 2009. Let that sink in. Fewer closings than any January in 15 years. Tight inventory, stubborn mortgage rates, and qualified buyers getting squeezed out — that’s the city market right now.
But here’s what most people aren’t talking about: while Chicago’s median price sat flat at $345,000, the broader metro came in at $350,000 — up 3%. And on the North Shore? Median prices hit $1,000,000 last October, up 7.5% year over year. The suburbs aren’t pausing. They’re accelerating.
Here’s what this actually means for you:
If you own a home in the Chicago metro, your equity is still growing. Case-Shiller shows annual gains above 5% — ahead of inflation, ahead of most U.S. cities.
If you’re trying to buy in the city, expect fierce competition for whatever little inventory shows up.
